– A groundbreaking affordable housing development is underway in Atlanta’s Sylvan Hills neighborhood, marking a significant step forward in equitable, community-centered development. Sylvan Hills II will deliver 233 newly constructed affordable units serving households earning between 30% and 80% of the Area Median Income (AMI)—achieved without the utilization of traditional Low-Income Housing Tax Credits (LIHTCs).

The development team’s approach reflects a model for inclusive growth and economic mobility in Atlanta. The project leverages deep public-private partnerships between Atlanta Housing, Atlanta Neighborhood Development Partnership (ANDP), EQ Housing Advisors, Radiant Development Partners, and TCE Development to deliver urgently needed housing in a high-opportunity corridor.

The 233-unit multifamily apartment community offers various styles, including garden apartments, carriage homes, and townhomes. Notable features include energy-efficient appliances and low-flow fixtures. Amenities include an on-site management office, community room, outdoor areas, a playground, and walking paths– creating a more sustainable and healthier environment for residents.

Representing one of the most collaborative financing structures seen in recent affordable housing efforts across the region, the project illustrates a path forward for municipalities and developers seeking alternative models to deliver urgently needed affordable housing. As housing affordability continues to challenge cities nationwide, Sylvan Hills II offers a blueprint for more sustainable and affordable housing development.

The project is currently under construction and is expected to begin welcoming residents by Fall 2027.
