The genesis of Radiant Development Partners is deeply connected to the vision of its founder, Sharon D. Guest. Sharon’s career in affordable housing began in 1999 at the Atlanta Development Authority, where she managed 4% LIHTC/Tax-Exempt Bond transactions. Witnessing firsthand the complexities of the housing landscape and inspired by pivotal conversations during the COVID-19 pandemic about equity and opportunity, she launched Radiant Development Partners to address systemic housing inequities and create wealth-building opportunities for communities that have historically faced barriers in real estate ownership.
This passion and drive led to the formation of Radiant Development Partners. Beyond the firm's immediate capabilities in navigating complex financing as detailed below, Sharon D. Guest brings a remarkable track record of developing nearly 3,500 units, representing close to $1 billion in investment. Known for her visionary leadership, unwavering persistence, and deep commitment to delivering high-quality housing, she is now channeling her extensive experience into Radiant Development Partners. Looking ahead, Sharon D. Guest is also dedicated to mentoring and empowering a new generation of diverse developers, guiding them towards ownership and impactful careers.
Radiant Development Partners' first undertaking, Sylvan Hills II, is a 233-unit multi-family affordable housing development. With Sharon D. Guest at the helm, the company is on track to close on four more significant projects in 2025, further solidifying the personal commitment behind the firm's mission of equitable housing solutions.

Recognizing the urgent need for affordable housing, we leverage over 50 years of collective experience to forge innovative and sustainable solutions through strategic public and private partnerships. A key strength of our firm lies in our ability to navigate complex financing.
Our team has a proven track record working with a wide range of financial instruments, including LIHTC, HOME, TAD, Tax Exempt and Lease-Purchase Bonds, Housing Opportunity Bonds, CDBG, RAD, Grants, PHA rental subsidy, conventional and nonconventional lending, as well as FHA financing. This 1 expertise in structuring intricate capital stacks allows us to overcome financial obstacles and deliver impactful projects. Based in Metro Atlanta, our established relationships with local housing and finance agencies, lenders, investors, and service providers are invaluable to our work.
