Sylvan Hills II is a 233-unit family apartment community offering various styles, including garden apartments, carriage homes, and townhomes. Amenities include an on-site management office, community room, outdoor areas, playground, and walking paths. The apartments feature energy-efficient appliances and low-flow fixtures. Sylvan Hills II will serve households earning between 30% and 80% of the Area Median Income (AMI)—achieved without the utilization of traditional Low-Income Housing Tax Credits (LIHTCs). The project leverages deep public-private partnerships between Atlanta Housing, Atlanta Neighborhood Development Partnership (ANDP), EQ Housing Advisors, Radiant Development Partners, and TCE Development to deliver urgently needed housing in a high-opportunity corridor.

The Kennedy at Riverside

The Kennedy at Riverside is a thoughtfully designed $24.1 million development project set to bring 50 high-quality residential units to the community. With a strong commitment to affordability and accessibility, 90% of the units will be reserved for individuals and families earning 50% - 60% (AMI), while 10% will be market-rate homes—creating a balanced, inclusive living environment. The site is 1.20 acres and will allow for a family community that will comprise 50 units made up of efficiencies, one-, and two- bedroom units. The Kennedy at Riverside is being financed with a 2024 allocation of 9% LIHTC credits awarded by Georgia Department of Community Affairs. US Bank is the purchaser of the credits, addition to providing the construction loan. These rents will serve low, moderate and workforce populations that include teachers, police officers, fire personnel and other civil servant workers. The elementary, middle, and high schools zoned for this area rank as some of the highest performing schools in the Atlanta Public School system. This development will provide a tremendous benefit to small families with school-aged children.
Trinity Flats

The city will ground lease land for an affordable housing project with rents at or below 80% AMI, including 20 units for permanent supportive housing supported by Partners for HOME and Atlanta Housing vouchers. The development will feature around 7,500 square feet of retail and green space, located near City Hall, providing affordable options for city and state workers. Financing includes 4% Tax-Exempt Bonds, FHA-sponsored HUD financing, TAD, a Partners for HOME grant, and federal and state equity, totaling approximately $72 million. Key partners are Radiant Development Partners, EQHousing, and CHNDC.
